Eli Cohen has been a licensed real estate broker/mortgage consultant specializing in lending for residential and commercial real estate as well as asset acquisitions since 1998.

Commercial land acquisitions for repositioning to the highest and best use which could include Land entitlements for the purpose of selling at market value at completion or going thru the journey towards a ground up development with strategic partners.

Multifamily acquisitions specializing in “value add on” business model by strategically increasing revenues while lowering operational expenses with the purpose of stabilizing and holding the properties or selling the asset at market value at the time of completion.

Vision Holdings mission is to give our accredited investors access to the vast, opportunistic middle market which specifically refers to our “sweet spot” transactions that are too big for Mom and Pop operations and are too small for institutional investors and also to provide a combination of critical operational functions and capital to our sponsor partners.

BUY IT

Our business model was designed to identify distressed property often times, below replacement cost for the purpose of repositioning the asset financially.

FIX IT

Our trusted team goal is to primarily increase cash flow thru multiple value add strategies that are performed over a period of time.

SELL IT

Once the commercial assets have been transformed and stabilized while producing favorable cash flow we place the property back on the market with a goal for returns which usually equate to 1X-2.5X equity multiple . This goal is often achieved thru a holding period of 2-5 years.
